I’ve been specializing in real estate investments for about two years now, doing anything from fix-and-flips to buy-and-hold properties. For brand-new investors looking to get into the business and seasoned investors looking to grow their portfolios, today I’d like to take a little time to talk about how you can start investing your own fix-and-flip properties.
There are a couple key points to keep in mind when getting started as an investor:
1. You need to work with someone knowledgeable in the industry. If you are not personally knowledgeable about, say, the construction aspects of real estate, you’ll need someone on your side who is. They can protect and guide you when it comes to making some big decisions regarding your property.

2. Read books by some industry experts. There’s plenty of existing material that will help you build your plan. I recommend one that’s well known to most real estate investors: “Flip: How to Find, Fix, and Sell Houses for Profit” by Rick Villani and Clay Davis, featuring a foreword by investing legend Gary Keller. This book will walk you through the entire process of flipping a property step by step, from figuring out where to find funds for hard money financing to how to do a construction loan. It will also advise you on creating a plan to find the right property and instruct you on how to calculate your costs and return.
