The first step is getting a professional home inspection. Any time you purchase a home and enter into escrow, you typically have a 10 to 15 day inspection period. During that inspection period, you have an opportunity as a buyer to research everything about your home. This means you can to get any information on it, from electrical to roofing to plumbing and many others.
We encourage you to hire a professional inspector to do the inspections for you. They are experts, we are not. They will be able to inspect all the electrical, the plumbing, get into the attic and check for leaks, and make sure that you don’t miss anything when inspecting your home.

Hiring a professional to complete a home inspection is one of the most important things you can do when you purchase a home. You want to make sure the home is what you’re actually purchasing. You want someone who can make sure that if there are any problems, they can create a report that you can then take back to the seller to negotiate repairs. I also highly encourage you to consider get a home warranty, at least for the first year. These warranties can typically cost you anywhere from $325 to $500 for a year. The warranty covers your hot water units, air conditioning, some of the plumbing, and electrical units for the first year that you own the home. The benefit of a home warranty is that if some of those things break during the first year, you’re covered for repairs and you can minimize some of the costs of owning the home. For example, if your AC unit breaks, all you need to do is make a phone call, pay a small fee, and your unit will be repaired or replaced.
