There is a common misconception in real estate that over the course of the year there is a busy season and a slow one.

If we were going to split the year up that way, a more accurate way of putting it would be that there is a busy season and a steady season. Fall and winter are massively underappreciated in terms of opportunity.

People are under the false impression that during fall and winter months, and especially over the holidays, that it simply isn’t possible to sell a home.

Well, it is absolutely possible, and today I’ve got some key tips that will help you successfully list your home in the fall and winter months. This holiday season, or steady season, is a better time to sell than you may think—it’s all about knowing what to do.

First of all, let’s talk about curb appeal. Curb appeal is an important factor in selling your home no matter the time of year. Make sure that bushes are trimmed, your landscaping is maintained, and things like bikes are put away.

During showings, potential buyers should feel cozy and your home should feel inviting.

Specifically in the fall and winter, though, be careful not to over-decorate. The holidays can be a fun time to spruce up your yard with pumpkins, scarecrows, lights, and more, but remember that people looking to buy your home may be deterred by too many decorations.

You definitely don’t want your house to look like the Griswold’s from “National Lampoon’s Christmas Vacation.” Scary Halloween decorations are also definitely something to avoid.

Another tip specific to the cooler months is to make sure your home looks and feels warm when people come to showings. During these showings, potential buyers should feel cozy and your home should feel inviting.

If you have a fireplace, light it. Also consider lighting candles, as this can also provide a nice scent to your home. Fall scents like cinnamon, pumpkin pie, or apple crisp can be very welcoming.
