1. Channel your inner “neat freak.” When a buyer enters a home for a showing, one of the first things they’ll notice is how clean it is. Therefore, keeping your listing clean and tidy is a must. Even your laundry room and closets should look spotless before a buyer sets foot inside. You should also take care to declutter your kitchen and bathroom counters so that buyers have an accurate view of the available space.

I’ve been specializing in real estate investments for about two years now, doing anything from fix-and-flips to buy-and-hold properties. For brand-new investors looking to get into the business and seasoned investors looking to grow their portfolios, today I’d like to take a little time to talk about how you can start investing your own fix-and-flip properties.

There are a couple key points to keep in mind when getting started as an investor:


1. You need to work with someone knowledgeable in the industry.
If you are not personally knowledgeable about, say, the construction aspects of real estate, you’ll need someone on your side who is. They can protect and guide you when it comes to making some big decisions regarding your property.

2. Read books by some industry experts. There’s plenty of existing material that will help you build your plan. This book will walk you through the entire process of flipping a property step by step, from figuring out where to find funds for hard money financing to how to do a construction loan. It will also advise you on creating a plan to find the right property and instruct you on how to calculate your costs and return. Remember: For investors, the cost of the property, the cost of the rehab process, and the return on your investment are key numbers to keep in mind!

The first step in this process is for you to contact an agent. For instance, if you give us a call or message us here on our website, one of our agents will respond, ask you a few questions, and run some numbers to get an idea of what you want to accomplish and what your time frame is. They’ll then make an appointment to meet you at your property and talk further.

4 Steps Homeowners Should Take to Reduce Home Repair Costs


 Home repairs always seem to be such a blow to homeowners’ finances. Here are 4 steps you can take to be ready for the inevitable:

No matter how big or small, in my experience helping sellers, home repairs always seem to come out to a $1,000 expense. Today I’ll share a couple pieces of advice that may prepare and save you from a heavy expenditure when it’s time to make those repairs:

1. Save up money for emergency repairs. Make sure to establish some sort of emergency fund for a rainy day. Home repairs like plumbing leaks or an AC unit acting up don’t give you any advanced notice before they strike, so when things like this occur unexpectedly, you’ll be glad you had money set aside to take care of the issue. Putting $50 or $100 away in a repair fund will cover that $2,000 that the average homeowner spends on repairs a year.

2. Try making repairs yourself. For some repair projects, rolling up your sleeves and taking on the job as a DIY might mean the difference between spending that $1,000 or as little as $15 to $100 in parts. With some great “how-to” videos on YouTube, you don’t even necessarily need to be much of a handyman.

3. Get multiple quotes on repairs. Don’t settle on the “one-and-done” approach when getting quotes for the job. Getting two or three quotes will allow you to do a comparative analysis of price coupled with the quality and reputation of those that are providing the quotes. After all, what you pay is what you get.

4. See what you can do now to prevent future repairs. The new year is on the horizon, so now is the time to think about what you, as a homeowner, can do to prevent repairs from being an issue for you in 2019.

I was inspired to speak with you about photography today because of a book I read recently titled “Purple Cow: Transform Your Business by Being Remarkable” written by Seth Godin. This book is all about the uniqueness of both people and businesses. Those who stand out are referred to in the book as “Purple Cows.”

Photographer Michael Chan is a Purple Cow. He is a unique, intelligent man with a heart of gold, and who is passionate about creativity and his family. He started his own company, Heritage Media Network, and shoots real estate photography, as well as corporate headshots, weddings, and school photos. This Purple Cow does incredible things beyond that, though, working with drones and video as well.

Michael is the reason that I wanted to talk today about photography. Real estate photography is incredibly important because it can increase what you earn when you sell.

In this industry, 87% of all buyers look online prior to speaking with a real estate agent. They turn to Zillow and agents websites to look at specific properties for sale. With this many people looking online before talking to an agent, there are two main reasons that you should consider getting professional photography done for your home.

1. Humans are drawn to things that we find attractive. 61% of properties online receive more views based on photography. This means that high-end photography listings receive more views than the properties that we photographed using point-and-click cameras or cell phones. With only 15% of real estate agents using high-end photography, make sure that your agent is one of the minority so that you can get those additional views.

2. Pretty sells. 32% of properties that use high-quality photography sell faster than those that don't. And, homes that used high-end photography also sold for more money. This is because the longer a home is on the market, the lower the home will sell for because of price reductions.

Today I’d like to discuss real estate currency with you.

I don’t mean monetary currency—real estate currency consists of attention and trust. All of the agents on our team do a really good job of paying attention to their clients by finding out what’s going on in their lives, what their needs are, and what they desire. That’s how they gain the currency of attention.

The second type of real estate currency is trust. Over the 15 years that I’ve been doing real estate here in Mohave County, we have learned that trust is vital—it’s very important to making sure that a transaction goes smoothly. Trust must be built between agent and client, client and lender, client and escrow agent, and between the listing agent and the buyer agent.

This concept of real estate currency can be broken down into three things:

1. Your agent should be doing their job without being asked. A great agent goes above and beyond, without having been asked, to find out details and information on the client’s behalf.

2. It’s important for your agent to follow through on what they said they would do.

3. Trust simply entails telling the truth. Being honest about things like how to correctly price a home and the details of a transaction is a fundamental and powerful way to build trust between an agent and their client.

Today I want to talk about turning decades into days. What do I mean by that? Well, this is less about real estate and more about my personal story.

May 15 was my three-year anniversary of working with Keller Williams. Three years ago, I had an opportunity to sit down and talk with Scott Lander to discuss what real estate had in store for me as far as my family, finances, and my life.

As I began to ask questions, Scott reiterated to me that over 15 years, he had built his business on integrity, follow-ups, and caring for clients. I began to fall in love with his business philosophy: that business should focus on the people.

The final question I asked him was, “Can you commit to me and my wife that my bills will be paid, that my kids will be fed, and that I will be successful in real estate?”

He answered, “Absolutely, 100% yes.” He promised not only to make sure that my bills were paid and my kids fed, but also that he would teach me everything he knew about real estate to ensure my success. Arizona Winters and Your Home

We live in Arizona and we don’t think of Arizona as being a cold state. It’s extremely hot most of the time, and that’s how people think of us.

What people don’t realize is that about one-third of Arizona is covered by forests. Even in the desert, we are extremely prone to freezing temperatures in the wintertime.

When the temperature drops into the mid-twenties or lower, your property becomes susceptible to the risk of freezing pipes. When pipes freeze they can rupture, causing serious (and expensive!) damage, especially if you are below 3,000 or 4,000 ft. elevation.
